MRI Software is known for open architecture, flexibility, and extensive third-party integration options. Yardi dominates residential, multifamily, senior living, and student housing; MRI is particularly strong in commercial real estate, retail, and institutional funds. Firms like CBRE, JLL, and Colliers typically run MRI, while large REIT and affordable housing portfolios often choose Yardi.

REITs typically use Yardi Investment Manager or MRI's investment management suite as core ERP. Argus Enterprise is the universal standard for asset-level DCF modelling and valuation. Anaplan is increasingly used for consolidated financial planning and LP reporting. Power BI or Tableau provides investor dashboards. The typical REIT runs 3–5 integrated platforms rather than relying on a single system for all functions.
