In One Paragraph

Five Sequential Decisions Define Your Yardi Data Strategy.

Direct Answer

A Yardi data strategy is a deliberate set of architecture choices: which egress product (Yardi Data Connect for Microsoft Power BI on standard Voyager hosting, or Yardi Replicate for cloud data warehouses on Yardi private cloud); which warehouse target (Snowflake, AWS, Azure, GCP); how to design the semantic model that downstream dashboards and AI tools all read from; how to govern access, refresh, and lineage; and how to align the architecture with the Voyager 8 upgrade and broader AI roadmap. Made deliberately and in sequence, these decisions compound into reporting that finance trusts, governance that audit can defend, and a data foundation Virtuoso, Copilot, and Power BI can all build on.

The Decision Sequence

Four Layers, Foundation to Intelligence.

Each decision constrains the next. Get the early ones right, and the later ones become straightforward. Skip ahead, and the architecture has to be unwound to fix the foundation.

DECISION 01

Egress Path

YDC for Power BI on standard Voyager, or Replicate for cloud warehouses on Yardi private cloud. Or both.

DECISION 02

Warehouse Target

If Replicate: Snowflake, AWS, Azure, or GCP. The choice typically follows the enterprise cloud standard.

DECISION 03

Semantic Model

How Voyager's structure maps into a coherent business model that dashboards and AI tools all read from.

DECISION 04

Governance & Lineage

Row-level security, refresh schedules, audit trail, and the documentation finance and audit teams need.

DECISION 05

AI Readiness

The clean dimensional model, well-named measures, and consistent definitions Virtuoso and Copilot need.

The Core Choice

Yardi Data Connect or Yardi Replicate?

The egress decision is the most consequential one in a Yardi data strategy. YDC and Replicate are both first-party Yardi products, both well-supported, but optimized for different patterns. Many operators end up using both YDC for the Power BI reporting layer and Replicate for the broader warehouse strategy.

MOST OPERATORS START HERE

Yardi Data Connect (YDC)

Yardi's Power BI Integration for Voyager. A secure, query-driven feed into Microsoft Power BI, using your existing Microsoft Azure environment with no additional licenses required.

STRENGTHS

  • Works on standard Voyager hosting — no private cloud required
  • Starter pack with hundreds of customisable dimensions and measures
  • Aggregates across multiple Voyager databases natively
  • Inherits Voyager property-level security; adds row-level and workspace-level protection
  • Most clients begin collecting insights on day one

BEST WHEN

  • Power BI is the primary BI tool
  • The stack is already on Microsoft Azure
  • Reporting and visualisation drive the use case

ENTERPRISE DATA LAYER

Yardi Replicate

Yardi's Microsoft SQL Change Data Capture replication into cloud data warehouses, data lakes, and ML pipelines. Tracks changes and moves only updated records.

STRENGTHS

  • Real-time CDC replication into Snowflake, AWS, Azure, or GCP
  • Moves only updated records — efficient for large data volumes
  • Voyager data sits alongside other enterprise sources in the warehouse
  • Foundation for ML, data science, and cross-system analytics

BEST WHEN

  • An enterprise data warehouse, lake, or ML pipeline is downstream
  • Multiple cloud platforms are in play
  • Data volume justifies CDC over query-driven feeds
  • Yardi private cloud is in place or planned

A Real Customer Story

Boxer Property - YDC + Azure ML in production.

The most useful proof of what's possible with a deliberate Yardi data strategy is what Yardi customers are already doing. Houston-based Boxer Property has used Yardi Data Connect with Microsoft Azure Machine Learning to extend its data architecture into predictive analytics, and Yardi has documented the case publicly.

YARDI-PUBLISHED CUSTOMER STORY

"If you think of Data Connect as a bridge, you can use any of these things with your Yardi data in a way that's far easier to use than it ever was."

By connecting Power BI and incorporating Microsoft Azure Machine Learning, Boxer Property has achieved better data visualizations along with automated workflows and predictive analytics.

These combination enables the company to forecast tenant lease defaults, predict occupancy trends, and assess potential deals with greater accuracy.

The Boxer architecture is the practical illustration of the AI Readiness decision in the sequence above: a clean YDC-fed semantic model in Power BI, extended with Azure ML for predictive use cases.

What Operators Reach Out About

The Six Data-Architecture Problems We Solve.

Heads of Finance, Heads of Technology, and CIOs reach out about Yardi data when something specific isn't scaling, reporting takes too long, dashboards don't reconcile, the warehouse can't see Voyager, or the next-generation Voyager 8 upgrade is approaching, and the data architecture needs to be ready. Here is what we typically work on.

AI READINESS

Maximizing your Virtuoso investment

Virtuoso is on. The next question is how to extend its value across reporting, document workflows, and warehouse use cases. We assess data quality, document estate, and Voyager configuration — and design the YDC / YDMS / Replicate sequence that lets Virtuoso compound into the operations and finance questions that matter most.

REPORTING

BI dashboards still take days to refresh

Power BI exports, Excel reformatting, manual reconciliation. We implement YDC against Power BI or Fabric, build the semantic model deliberately, and connect dashboards to real-time Voyager data instead of nightly extracts.

DOCUMENT AI

Extending document reach into Microsoft 365

Leases, invoices, vendor documents, and resident files attached in Voyager become much more useful when they're also accessible to Copilot, Teams search, and Power Automate. We deploy YDMS so the Voyager document estate is natively available across the Microsoft 365 environment your team already uses.

DATA WAREHOUSE

Bringing Voyager data into Snowflake or your cloud warehouse

Replicate makes Voyager data available in Snowflake, AWS, Azure, or GCP via Microsoft SQL Change Data Capture — so investment teams, data science groups, and ML pipelines can build on the same operational truth as the property finance team. We design the warehouse target, the replication topology, and the consumption layer.

VOYAGER 8

Voyager 8 upgrade planning

Voyager 8 is built on Virtuoso infrastructure and is the gating event for native in-Voyager AI. We plan the upgrade sequence, configuration migration, and parallel testing — and align it with the AI roadmap so the upgrade pays back faster.

BRING YOUR OWN AI

Connecting Claude (or another LLM) to Yardi

Virtuoso Connectors enable the BYOAA model — Bring Your Own AI Assistant via MCP. We configure the connector, design the use cases, and govern the data exposure rules.
